Stamp Duty and Registration: What Indian Home Buyers Really Pay

Stamp duty is set by each state, usually 4-8%; registration is often around 1% but capped in some states.
Duty is charged on the HIGHER of your sale price or the government circle rate — never the lower figure.
Many states give women buyers a 1-2% lower stamp duty if the property is in her name.
On deals of ₹50 lakh or more, the buyer must deduct 1% TDS and file Form 26QB.
The sale deed must reach the sub-registrar within four months of signing, with biometrics for all parties.
